We’d like to wish you a very warm welcome to Ley Farm Cottages and thank you for choosing to stay with us. Our aim is to make your stay perfect, so we’ve included some useful information below.
Check in / out
Check in is from 4pm and check out is at 10am. We may be able to accommodate an earlier check in or a later check out if we don’t have other guests, please ask if you’d like this and we’ll see what we can do.
We have a standard EV charger available for use, please note this is chargeable at standard electricity rates.
Directions
We are on Google Maps (‘Ley Farm’). Please note, if using our postcode in a sat nav you’ll likely be taken down to our neighbours at Peterhayes Farm. Instead, ignore this left turn and continue heading south down the lane. We are next on the right – our gate is the first one after the orange-roofed barn.

Coming from the A303 (heading West) to Ley Farm, EX14 9LW:
The A303 winds its way through the Blackdown Hills. Once you cross from Somerset into Devon, the A303 has a short section of dual carriageway before climbing through a twisty section of road. After a sharp left bend in the road you’ll start climbing the hill. Look out for a left turn signed for Yarcombe (opposite the turning to Taunton). Head down this lane which eventually ends at the A30 above Yarcombe village (there are some fabulous views along the Yarty Valley from this road). Turn left at the end and head through Yarcombe village.
As you reach the end of the village (past the Vicarage), look for a right turn signposted to Stockland. This road sometimes has potholes so please take care. After around a mile you’ll pass the turning for Peterhayes Farm on your left. Continue straight on down a dip and then up the lane – we are the next turning on your right. Please park towards the top left corner of the yard.
Coming from the M5 to Ley Farm, EX14 9LW
Exit the M5 at junction 25. To avoid taking the more complicated route through Taunton, take the first exit at the junction roundabout, turning left onto the A358 toward Yeovil. After almost 9 miles you reach a junction with A303 at a large roundabout. Take the third exit signposted A303 towards Exeter, then follow the directions as above.
Please note – at any point if your sat nav tries to take you along Witch Lane (on the same side of the lane as Ley Farm Cottages and between us and Stockland) we recommend ignoring it!! This lane is not suitable for most motor vehicles.
Dogs
We are very dog friendly, please just us know in advance how many dogs you’re bringing and their breed so we can prepare the Farmhouse for them.
Our local pub – the Kings Arms
Our local pub is the Kings Arms in Stockland, which is a mile away. They are typically open Wednesday lunchtime to Sunday afternoon, with the kitchen open for lunch and evening meals. This may vary during holidays so please check out the latest opening times at http://www.kingsstockland.co.uk .

Takeaways
Please note – while there are no takeaways that deliver to us, you can pick up takeaway from Chard which is just c.18 minutes away. Options include Dominos pizza, Indian, fish and chips, and kebab.
Things to do
We have designed a few walks in the local area – you can find these here if you want a bit of inspiration. Copies of these are also in the welcome folder for you to use. A range of tourist information leaflets are in the Farmhouse (dining room dresser drawer) if you want to explore some of the nearby attractions – we have also listed out most of these on our website to help you plan your visit in advance. If you find any other recommendations please let us know so we can update our list!
Pack a little lighter
Who wants endless packing when they go away? Let us save you a bit of time and space – every bedroom is equipped with a mirror and hairdryer, and throws/quilts for when it’s cold. And for children, on request, we have two high chairs and travel cots available, as well as two baby gates, a changing mat, a baby bath and toys, a baby carrier, a bouncing chair and a nappy bin. Please let us know if you’d like these left out. We will install the baby gates for you – just let us know where you want these. We also have children’s plastic crockery (not cutlery) in the kitchen, and several board games in the two dining room dressers.
Homemade produce
We have our own range of homemade jams, fruit jellies and chutneys available to buy. These are all from the fruit grown in our orchard and made by ourselves. If you’re interested in buying these then you’ll find a selection in the back room of the Farmhouse; alternatively please drop us an email or pop down to see us at the Shippon. They’re a lovely way to take a bit of your holiday back home with you, or gift to family/ friends/ neighbours.

We really hope you enjoy your stay. We’d much prefer to put it right straightaway so you have the best holiday, and we often have spare items available.
